To Whom it May Concern, I recently sold my home near Orangeville, Ontario and must say it was a completely stress free process thanks to the professionalism and expertise of my agent, Michael Mullin. I had been watching the “Sold” signs in my area for several years and noticed Royal LePage agents, Mike and Sheila Mullin, were responsible for achieving many of those sales. I contacted Mike for a second opinion after another team of realtors gave me a low and discouraging appraisal of the value of my home, which is on 12 acres of mixed bush at the doorstep of Orangeville. After meeting with Mike and walking the property (on a weekend) he presented me the next day with a written estimate of value significantly higher than the previous appraisal. I listed with him and the property sold very quickly for just under the asking price within days of the agents open house.Not only did he correctly value the property, Mike was most approachable and genuinely interested in helping me in many ways, including arranging for a stager and more than one service person to attend with him at the property to see to jobs that needed to be done while I was busy and out of town on work. He showed great professionalism by opting to not put a “Sold” sign at the road. Even though that would have been to his advantage, he did not want security to be compromised when I was not there.After 22 years in my home and raising my family there, the decision to sell and move on was not an easy one. That you talked him out of rectifying some things which he thought were essential to the sale of the property because it wouldn’t increase the value of the property was really appreciated. He was also impressed with the thorough market analysis and felt that the list price recommended by yourself was fair and equitable. The fact that you actually monitored the market so intensely, was especially appreciated, when after my father agreed to a price and was already set to list, you noted a comparable property sold higher the day before. With respect to the Selling: The fact that there were buyers lined up to view the property didn’t sway you into taking your best interests for a quick sale to heart, rather you encouraged my father to seek a higher sale price. The fact that this did not significantly increase your commission did not go unnoticed. Your unsurpassed ability to have 12 potential buyers lined up to view the property within the first 24 hours that it was listed was also completely noteworthy. The constant communication via text and phone with both my father and brother was remarkable as they understood, in detail what to expect every step of the way. Negotiating through the offer process was also a breeze for my father with you by his side. He informs me that not only did you introduce an excellent home inspector, but also a very competent, and fairly priced electrician, as well as lawyer. All of your support and resources played out for my father allowing a completely seamless transaction. Even with respect to the moving: The fact that you even went out of your way to help my father organize a trailer for moving is also commendable.So, for helping my father save money by discouraging expensive renovations; for increasing the amount that he actually sold the property for; for the introduction to other professionals that aided in the complete process, but most of all for the fabulous emotional support and guidance that you gave my dad – I extend my most heartfelt gratitude!
